An appeal against plans for amendments to a major housing development on the outskirts of Clonmel has been rejected.
The proposals are for over 100 dwellings on a site 1.5 kilometres from the town centre.
The plans from Torca Developments Limited are for 122 dwellings and a childcare facility at Croan Lower on the Coleville Road in Clonmel – originally they had been granted permission for 115 houses back in 2021 but were subsequently given the green light to increase this.
The decision was appealed to An Bord Pleanala by a local resident on the grounds that such a large residential development in a rural area was not suitable while the three storey apartment blocks planned were within 15 metres of the appellants property.
They also highlighted the negative effect on their property due to loss of sunlight and overshadowing while also pointing to inadequate infrastructure at the location in terms of roads, footpaths and water services.
Possible flooding issues were also raised with An Bord Pleanala.
An inspector from the state planning appeals board found that the revisions were acceptable and recommended that permission be granted which was upheld by the board.
